Nambiar Builders to Invest ₹1,900 Crore in District 25 Phase III on Sarjapur Road

Bengaluru, July 3: Nambiar Builders has announced an investment of ₹1,900 crore for the third phase of its integrated luxury township, District 25, located on the Chandapura–Dommasandra Road off Sarjapur Road in Bengaluru. The company said the latest phase follows strong demand for the first two phases, where more than 1,600 homes have already been sold, generating an estimated sales value of ₹3,200 crore.

Spread across 11 acres within the approved 63-acre township, District 25 Phase III will feature 1,202 premium apartments across eight residential towers. The project offers 2, 3, 4 and 4.5 BHK homes ranging from 1,250 sq. ft. to 2,980 sq. ft., with prices starting at ₹1.62 crore. Around 85% of the project area has been earmarked as open space, while the towers are designed with generous spacing to enhance privacy, natural light and ventilation.

According to the developer, nearly 90% of buyers in the first two phases purchased homes for self-occupation, reflecting strong end-user demand. Every apartment in the new phase has been planned as a corner unit without common walls, with only four residences on each floor. The homes also incorporate design refinements based on customer feedback, including larger rooms, wider balconies, improved kitchen layouts, walk-in wardrobes in larger configurations and dedicated study spaces in select units.

A major highlight of Phase III is the introduction of a 20-acre-plus Sports District alongside the 2.5 lakh sq. ft. Club SOHO. The township will include a FIFA-size football ground, athletics track, tennis, badminton, basketball, squash and pickleball courts, beach volleyball, cricket facilities, swimming pools, landscaped celebration spaces, children’s play areas and dedicated zones for senior citizens and pets.

The project enjoys connectivity to Bengaluru’s major IT hubs and is expected to benefit further from the proposed Sarjapur–Hebbal Metro corridor. The surrounding region is also supported by schools, hospitals, retail centres and other essential civic infrastructure.

Speaking on the launch, Mr. Sanjith Nambiar, Chief Sales and Marketing Officer, Nambiar Builders, said the company has designed District 25 as a township that evolves around the changing needs of modern families. He noted that Phase III places greater emphasis on active living, open spaces and community interaction, making sports, recreation and wellness an integral part of everyday life.
