Sumadhura Group Signs JDA for 17 Acres in East Bengaluru, Targets ₹3,500 Crore Residential Project 

Bengaluru, August 4: Realty developer Sumadhura Group has entered into a Joint Development Agreement (JDA) for a 17-acre land parcel along the fast-growing Whitefield–Kannamangala corridor in East Bengaluru. The proposed premium residential development is expected to have a Gross Development Value (GDV) of around ₹3,500 crore and will offer more than 2.5 million sq. ft. of saleable residential space.

The project further strengthens the company’s presence in East Bengaluru, a region that continues to witness robust residential demand owing to its proximity to major IT hubs and improving urban infrastructure.

The Whitefield–Kannamangala corridor has emerged as one of the city’s preferred residential destinations, combining a relatively green and peaceful environment with easy access to employment centres such as ITPL and the wider technology corridor.

The locality also enjoys strong connectivity through the Whitefield (Kadugodi) and Pattandur Agrahara Metro stations, in addition to the Whitefield Railway Station, enabling convenient travel across Bengaluru.

Adding to its appeal is the nearby Atal Bihari Vajpayee Botanical Garden, one of the city’s largest green spaces, along with a well-developed social ecosystem comprising reputed educational institutions, healthcare facilities and other essential civic infrastructure. These factors have contributed to sustained demand from homebuyers while supporting long-term appreciation in property values.

Commenting on the development, Madhusudhan G, Chairman and Managing Director of Sumadhura Group, said the agreement marks another important milestone in the company’s long-standing journey in East Bengaluru. He noted that the overwhelming response to the group’s earlier residential projects in the Whitefield–Kannamangala corridor has reaffirmed its confidence in the location’s growth prospects.

He said the corridor has evolved into one of East Bengaluru’s strongest residential micro-markets, driven by improved connectivity, established infrastructure and increasing preference among end-users. According to him, the new project aligns with the company’s strategy of expanding its footprint in high-growth locations across Bengaluru.

The announcement comes at a time when East Bengaluru continues to lead the city’s housing market. According to a recent report by Cushman & Wakefield, the region accounted for nearly 57 per cent of Bengaluru’s total residential project launches during the first quarter of 2026, reflecting sustained interest from both developers and homebuyers.

Established over three decades ago, Sumadhura Group has built a strong presence in South India’s real estate sector with residential and commercial developments across Bengaluru and Hyderabad. The company has completed more than 56 projects covering over 17 million sq. ft., while an additional 40 million sq. ft. is currently under various stages of development.
